Why Choose Cumming?

Once a rural community, Cumming has experienced explosive growth leading to a wide array of neighborhoods and housing options, popular shopping and dining destinations, and sought-after schools. In fact, a new study by 24/7 Wall St. named Forsyth County the fastest growing county in Georgia. And, over the next 30 years its population is expected to double. Wait. Are we talking about Cumming or Forsyth County? The two can be indistinguishable. Why? Because Cumming is the only incorporated area in the county. And, the three zip codes that represent Cumming make up the vast majority of Forsyth County.

Cumming is situated north of Atlanta and encompasses the southern tip of Lake Lanier. Outdoor enthusiasts love the proximity to the lake as well has to hiking and off-road biking both in the area and just up the road in the North Georgia mountains. On any given day you’ll see plenty of residents taking advantage of the Big Creek Greenway which traverses the county for 11 miles (expanding soon to 15) and is perfect for walking, running, or biking.

Residents are also fond of the county parks, particularly Fowler Park . Here you’ll find 12 tennis courts, 5 soccer fields, 4 baseball/softball fields, 3 basketball courts, 2 playgrounds, and 1 lacrosse field. There are also batting cages, picnic areas, a skate park, walking trails, and a recreation center. Fowler Park, Sharon Springs Park , and Midway Park all offer a number of youth athletic leagues, camps, and classes.

When you’re ready to indulge in some shopping, see a movie, try a local brew, or have a meal out, Cumming is home to two outstanding outdoor malls, The Collection and Halcyon . The Collection was established in 2012 and features national retailers, local boutiques, a movie theater, and eateries ranging from fast food to table service. Halcyon is the new kid on the block with its first restaurants and specialty shops opening in late 2019. Capitalizing on the popularity of walkability, a variety of housing is part of the development. Offerings range from 55+ apartments to townhomes to single-family homes.

Prefer to be away from it all? Maybe you’re searching for a home with enough land to keep horses and chickens. You’ll find it in Cumming. Rather be in a gated community with a swim, tennis, and golf? You’ll find that too. In fact, from condos, to townhomes, to modest family homes, to palatial estates, you’ll find it in Cumming. And, best of all, there’s something in just about every price point, both resales and new construction.

A Little History

Founded in 1833, Cumming is the county seat and is named for William Cumming, a colonel in the War of 1812. The town is built on Cherokee land and was officially incorporated in 1834. Its initial growth was spurred by the gold rush. It was lucky enough to essentially be bypassed by Sherman’s army during the Civil War and remained a sleepy town until the 1980s. The completion of GA 400 helped position Cumming as a bedroom community for people working in Atlanta.
