Suwanee homes are found primarily in Gwinnett County, with a small portion of neighborhoods belonging to Forsyth County. This exceptional community embodies its philosophy of “Play hard. Live well. Smile more!” and has been named one of the Top 10 Places to Live by Money Magazine.

Established in the 1880s as a small agricultural town, this area has grown to be one of the most desirable in the region. Suwanee homes vary from affordable starters to lavish luxury estates and offers a selection of attractive condos and townhouses.

Suwanee houses are located just 30 miles north of Atlanta. This community is highly desirable for those seeking an active, fulfilling lifestyle as the city is well-known for their parks, with over 500 acres of parkland and miles of walking and biking trails being found within city limits.

This is a diverse community with a mix of Suwanee real estate that includes gorgeous new construction homes in exclusive gated communities, sophisticated condos and townhomes as well as charming starter homes. Natural beauty is abundant here, and some homes even enjoy sparkling lake views, while other properties are found on acres of land, featuring lush pastures and mature, wooded lots.

The majority of children from homes in Suwanee attend Gwinnett County Schools, the largest school system in the state, while others attend Forsyth County Schools. The exceptional schools in the area contribute to the city’s overall strong sense of family and community that draws in so many homebuyers into one of Atlanta’s finest suburbs.

Named for a Shawnee Indian tribe that settled in the area in the latter part of the 18th century; Suwanee, Georgia is a wonderful place to call home. In fact, a wonderful home is just one of the things Suwanee has been called. In 2003 Georgia’s Municipal Association and Trend Magazine named Suwanee a “City of Excellence”. That was followed by Money Magazine in 2007 naming this one of the top ten best places to live. Kiplinger followed up by naming it the third best place in America to raise children. And just recently in 2013 Family Circle Magazine named the area one of the nation’s top ten best towns for families!

Lots of people seem to agree, as the population around Suwannee real estate has doubled in the last 10 years. Half of households have children under the age of 18. All this from its small beginnings in 1837 when it was first officially recognized by the US government.

From 1979 to 2001 Suwanee was the practice home of the Atlanta Falcons. These days there are many parks that all the resident families enjoy on a daily basis. The focal point is Town Center Park, a 10-acre park on Buford Highway and Lawrenceville-Suwanee Road that holds the communities special events. There is a 1000 seat amphitheater that has concerts and other events as well as Big Splash Fountain. Big Splash has 43 jets and uses 1,400 gallons of water a minute (which is recycled).

Suwanee Creek Greenway is a hard-surfaced multipurpose trail that winds through four miles of wooded terrain. It connects to Suwanee Creek Park, an 85-acre park. In 2004 Playtown Suwanee (or the playground that Mom and Dad built) was built by volunteers and is a wonderful playground for the young (and young at heart).

Sims Lake Park was added in 2008. A beautiful setting for walking around a 7-acre lake on a trail that takes you through Japanese Gardens and other flora and fauna. There are also pavilions that can be reserved for small gatherings.

The ballgames are happening at George Pierce Park – a 300 acre park with ball fields, a fishing pond, soft-surfaced trails, picnic areas, outdoor basketball and a senior center.

Restaurants abound around Suwanee homes and there is something for everyone:

  • Gulf Coast Grill – great fresh seafood
  • Taqueria Los Hermano – excellent Mexican Food
  • Waraku – great reviews for this Japanese restaurant

Or try multiple Italian options from sit down “date-night” restaurants to pizzerias and national chains:
